LEASING INFO – FAQs:

What is the process for renting from Stockton Student Rentals? 
1. Preview properties on our website and contact Dan for availability and to schedule a walk-through at StocktonStudentRentals@gmail.com or text/call (609) 412-4165.

2. Once you find an available property that your group would like to lease, each future tenant who will be living at the property must fill out an application.

3. If your group is approved, you’ll submit your last month’s rent payment as your non-refundable rental deposit, which will later be applied as your last month’s rent payment. This deposit can be sent altogether in one sum or individually by each tenant.  

4. Your group’s lease will be produced at the same time and emailed to each tenant to sign via DocuSign.

5. After signing the lease, we’ll email each tenant a copy. Then we’ll send a “Parental Guarantee” to each of your parents for them to sign via DocuSign, which is the Co-Sign form.

6. Lastly, your security deposit will be due exactly 90 days before your group’s move-in date. Your security deposit is equal to 1.5 months’ rent. This can be sent altogether in one sum or individually. If the property is in excellent condition, your entire security deposit will be returned to you within 30 days of your move-out date. If there are damages, an itemized list of deductions will be included with your check.

7. REMEMBER – Be prepared!  If you’re interested in renting one of our properties, please have your group ready and organized, and call our office immediately. The time you spend getting your group together is the time that someone else may be renting your place. Please remember that it is our policy NOT to “hold” houses while people assemble their groups.
When will we know which properties are open for lease for the next school year?
October 15th marks the start of pre-leasing. By October 15 each year, we will know which groups are renewing and which houses will be available for lease for the following school year. Each October, current tenants are given the opportunity to renew their lease for the following school year. If they are graduating/moving on, then that house will be available for a new group to sign a lease starting October 15th. Leasing is always on a first-come, first-served basis. We do not hold apartments while everyone in a group completes their individual applications or gathers their funds, so your entire group must be prepared in advance. Proactive groups that turn in applications and funds for each tenant are prioritized.
How and when can we schedule walk-throughs of properties?
To schedule a walk-through of a property you are interested in, contact our office. Text/call: (609) 412-4165 to schedule, or email us at StocktonStudentRentals@gmail.com. Please note that we need at least 24 hours to give the current tenants notice that we are coming over.
Why do we submit our last month’s rent payment as a rent deposit with the lease signing?
This is a good-faith measure that your group isn’t going to change your mind about living there. Your group’s rent deposit is equivalent to one month’s rent and is non-refundable. You will lose the deposit if you do change your mind after signing the lease. This rent deposit will be applied to your final month of the lease you sign.
Who has to sign the lease and the co-signer form?
Every tenant who will be living at the rental property must sign the lease agreement. Additionally, each tenant will need to obtain a co-signature from one parent or legal guardian (see below).
Does one of my parents need to co-sign my lease?
Yes, one parent or legal guardian needs to be your co-signer. Each tenant will need to obtain a co-signature from one parent or legal guardian on the “Parental Guarantee” Co-Sign form.  

MOVING IN – HOW CAN WE PREPARE?

Is our house furnished?
No, our houses do not come furnished. You have an open canvas to create a space unique to your group!
What about utilities?
Your group is responsible for paying all utilities, except for Lawn Care and Trash/Recycling, which Stockton Student Rentals covers. Your group will receive a list of utilities ahead of move-in. It is your responsibility to call and request that the specific utility be set up in your name in advance of your move-in day. Never ask for any utility to be shut off before or after move-in and move-out.
When can we move in?
Your move-in date and time will be printed clearly on the front page of your lease. We have many units to prepare for move-in during the June/July/August turnover season, so moving in early is usually not an option. However, it can’t hurt to ask.
How do I pay my rent?
Rent is set up on automatic ACH payment using the RentRedi platform. RentRedi is powered by Plaid, which is the same money platform Venmo uses to exchange funds with people. You or your co-signing parent (whoever is paying your portion of rent) will receive a setup link to set up your rent payment ahead of your move-in date.
Can I pre-pay my rent?
Yes, you can pre-pay your rent. Schedule this with our office in advance by contacting us. 
Can I use a 529 Plan to pay for Off-Campus Student Housing?
Many of our residents use their 529 Plan to pay for their student rental. Please consult your 529 provider for specifics of what they require for disbursement (such as a completed Lease copy). I am a current tenant and would like to renew my lease. What is the process?
In the Fall, we send out a letter asking for your group’s intention to renew. October is renewal month. Current residents of the property have priority to renew their lease and stay in their current home. A new, updated lease form will be sent to all parties via DocuSign for signature. If the new lease is not completed and signed by October 31st, we will open up leasing to other groups.  For more information, please contact our office. 
I am a recent graduate. Can I still rent a house from Stockton Student Rentals?
Yes, we rent to many undergraduate and graduate students!
Are there additional costs for laundry and parking?
No, all of our houses come with a washer and dryer, as well as parking for our tenants!
Bugs/Mice?
It is actually very rare for our properties to experience any pest issues. Pests typically stop by for one reason, and that is for food. If you clean up your garbage and wipe down your floors, that will help prevent ants and rodents. If you call our office to complain about bugs or rodents and we find that your housekeeping, or lack thereof, is the reason for your problems, your group will be responsible for the exterminator’s visit.
Attic and Roofs
Tenants are not permitted to go up into, use, or onto the roof or Attic of your rental house for safety reasons.
I have signed a lease, but I now need to be removed and exit the lease. What is the process?
There will be additional paperwork that needs to be filled out. You are still contractually obligated to the lease and your group until a replacement has been found and a new lease is executed. Rent payment is still due each month until a NEW LEASE is COMPLETED to replace yours. Viable replacement(s) must be accepted by the roommate(s) in order to sign a new lease. Once an acceptable replacement is found, the replacement tenant and their parent/financial co-guarantor must read the lease. The replacement tenant then must submit an application, obtain approval, and sign the required paperwork/lease via DocuSign.

MOVING OUT – HOW CAN WE PREPARE?

What day and time do we need to be moved out of our house?
This depends on your lease terms. Your move-out date is printed clearly on the first page of your lease. All leases end at 10:00 a.m. on the final day of the lease term.
Do we have to clean the house when we leave?
Yes. The house needs to be cleaned, including kitchens, bathrooms, stoves, and floors. If you have carpets, they must be professionally steam cleaned. Please leave the house empty. Do not leave anything behind, including clothes, cleaning supplies, canned food, etc. You will be charged for the removal of any items.
Can we leave furniture behind when we leave?
No. We will charge for the removal of any furniture left behind.
When will we get our security deposit back?
Your security deposit will be returned within 30 days of the end of your lease. If the property is in excellent condition, you’ll receive the entire security deposit back. If there are damages, an itemized list of deductions will be included. If you decide to damage the house on the way out, we will take photos and send them to both you and your parental guarantor, so please return our property in the same condition as you found it.
What are the most common security deposit charges?
1. Missing Keys. (Make sure you leave all bedroom keys in the lock or turn them in to us directly.)
2. Lack of Cleaning.
3. Stains and Cigarette burns on the carpet.  
4. Missing or destroyed appliances.
5. Major scratches on hardwood floors.
6. Anything that ruins the paint job on the wall.
7. Garbage, personal items, and furniture left behind.
8. Repainting rooms a loud, bright, or deep dark color that was never repainted back.
